Check-in is from 3:00 PM and check-out is by 10:00 AM. If you're arriving earlier or leaving later, just let us know on WhatsApp — as a small family-run farm we're flexible whenever we can be, and Fabio will greet you personally and show you around the estate.

Breakfast isn't included. Each suite has a fridge, kettle and coffee machine, but no cooking facilities. When you book the whole guest house (as all June–September stays are), you also have the fully equipped kitchen in the pool house, shared with our family. If you'd rather not lift a finger, a homemade breakfast with seasonal produce from the farm is available on request at €12 per person — just ask when booking.

We're sorry, but pets aren't allowed. Cavallina is a working farm with free-roaming dogs, cats, donkeys, geese and other animals, so for everyone's safety and peace of mind we can't host guest pets. The good news: there's no shortage of animal company here — our farm family will be happy to meet you.

Yes — a 15-metre outdoor pool, unheated, shared only between our guests and the family who live on the farm, open roughly from May to October depending on the weather. Sun loungers and a gazebo sit alongside it, with views over the estate. The pool has no gate or fence, so young children must be supervised at all times.

No. The guest house has heating, and in summer we provide portable fans; thick walls and shutters, and the house's position on higher ground above the lake, keep the rooms cooler. If air-conditioned bedrooms are a must for you in July or August, we're not the right place.

Yes — free private parking on the estate, right by the guest house. We're a couple of minutes from the Affi–Lago di Garda exit of the A22 motorway, so arriving by car is easy.

The lake shore at Lazise and Bardolino is about 10 minutes away by car. Verona and the Arena are around 25 minutes, Verona Villafranca airport about 30 minutes, and Bergamo and Venice airports roughly 1h30.

Yes — and from June to September it's the only way to book: the whole guest house (Junior Suite and Suite, up to 8 guests) is yours alone, ideal for families or friends travelling together. The rest of the year you can also book a single suite. With a whole-house booking, the pool and garden are shared only with our family, who live on the farm.

Very much so. Children love meeting the donkeys, ducks and geese, and there's a tennis court, ping-pong, billiards, a BBQ area, a wood-fired pizza oven and 25 hectares of farmland to explore. Each suite has a sofa bed in the living area, so families fit comfortably.

We offer two rates. On the flexible rate — 10% below the Airbnb price — a 30% deposit confirms your booking and the balance is paid on arrival; you may cancel free of charge up to 14 days before arrival and your deposit is refunded in full, while for cancellations after that the deposit is retained and nothing further is due. On the non-refundable rate — 15% below the Airbnb price — the full amount is paid at the time of booking and is not refunded if your plans change. Stays booked through Airbnb follow Airbnb's own cancellation policy.
